Roof Replacement Cost

So I am sure you are wondering how much it costs to replace a roof in Florida. Roof Replacement costs can vary by roof materials, the roofing contractor you choose, the square footage of your home and details on your roof.

Roofing Costs by Type

Roofing materials that you choose will greatly influence the cost of your roof. Roofing Shingles like IKO three-tab for a smaller home may cost as little as $5900.

If you look at the national average to replace a roof using asphalt shingles the cost is between $3 to $6 per square foot, this includes removing your old worn out shingles and installing your new ones, with new underlayment and permit fees, and don’t forget about the disposal of your old shingles to the dump.

Architectural shingles or a metal roof will raise the overall cost. The national average for roof replacement ranges from $4 to $11 per square foot.

Roof Repair Cost

Roof repair costs are much less than a roof replacement. On average, a roof repair will cost homeowners between $380 and $2500, while a full roof replacement will cost between $5,900 and $12,500.

Full vs. Partial Roof Replacement

Replacing part of your roof will be less costly than replacing the whole thing. Sometimes homeowners only want to replace the damaged part of the roof. Doing so will cost much less then When roofers only need to remove the damaged singles in a section and replace them with new ones, it’s much less invasive and requires less material resulting in a much lower quote.

Full roof replacement is needed when your roof has storm damage or even hail damage to your roof. We will have to replace all of your old worn out roofing shingles with new. Roofing crews and material costs will increase your cost for the full roof replacement.

Sometimes the cost per square foot for a partial roof removal and replacement can be higher than a full roof replacement project. The reason for this is because expenses for removing old shingles and roofing permits are costly. You will not need a permit for a roof repair, but you will for a full roof replacement.

Roofing Materials Types

Choosing roof replacement options often depends on your locality and what materials you like. Roof pitch (angle) also affects the roofing materials you can use. Like, wood shake shingles can be used for steeper-pitched roofs but are unsuitable for flatter, low-pitched roofs.

Here are the most common choices for residential roofing:

  • Asphalt Composition Shingles: Affordable and widely available, these shingles offer practicality but lack the visual appeal of other options due to their flat appearance.
  • Wood Shakes: Known for their natural beauty and durability, wood shakes are a premium option but come with a high cost. They are not ideal for areas prone to fire hazards.
  • Metal Roofing: Constructed from steel or aluminum, metal roofs are highly durable, long-lasting, and fire-resistant, making them a reliable choice.
  • Slate Roofing: A luxurious and elegant option, slate roofing is both durable and visually striking. However, it is costly and significantly heavier than other materials.
  • Composition Slate: These synthetic tiles mimic the look of natural slate or stone while being lighter, more affordable, and less prone to damage.
  • Clay or Ceramic Tile: Often referred to as “half-barrels,” these tiles are cylindrical in shape and cut lengthwise, typically measuring around 16 inches. They are stylish and durable but may require additional structural support due to their weight.

Roof Warrany Information

Roof Warranties should be discussed upfront and homeowners should get a roofing contractors roof warranty upfront in writing so you know how long your new roof will last.  Contact us today to discuss our roofing warranty and see what’s covered in your roof replacement warranty or roof repair.

Reroofing

Reroofing is installing new roofing shingles over existing shingles. Sometimes homeowners choose this because it’s a cheaper option for a new roof. The reason why it’s cheaper is that your old worn out shingles are left on, the new roofing shingles are reroofed over them. This will save you money on dumpster fees from all your old worn out shingles and underlayment.

Reroofing a new layer of shingles over the old shingles should be carefully considered based on its right for your roof.

  • Weight Concerns: Adding a second layer of shingles increases the roof’s weight, potentially causing structural issues, especially in older homes.
  • Surface Irregularities: Shingling over existing layers can replicate imperfections such as bubbles, bumps, or waves, impacting the roof’s appearance and performance.
  • Reduced Work and Waste: By avoiding the removal of old shingles, this method minimizes labor and keeps waste out of landfills.
  • Warranty Considerations: Some roofing warranties require the complete removal of old shingles to comply with their terms, so be sure to review your warranty before proceeding.
When to Get a Roof Replacement

Around the world many homeowners can only get a roof replacement from late spring to early fall. But in Florida we roof year round and our roofing crews do full roof replacements any time. But in fact sometimes you can get a cheaper price to replace your roof when it’s in the winter in Florida.

One thing for sure: the roofing crews love to work Florida winters because it’s like 60 outside and not the hot Florida roofing days.

How a Roof Is Replaced

Timeframe Most roofing replacement jobs we do take about 2-4 days.

First your roofing contractor will pull a roofing permit, once that is issued we can move forward for your roof replacement. Our roofing crew will put down tarps to protect your home’s lawn, plants, driveway.

Next our roofing crew will remove old shingles and the roofing underlayment, roofing ridge vents, old flashings and inspect the roof decks plywood.

We can tell you from experience that most homes require a sheet or two of new decking plywood.  We always let our customers know in their roofing contract the cost per sheet of plywood for roof replacements. After any needed decking is replaced with plywood all of your current decking will be nailed and brought up to code.

This includes renailing all of the outer plywood boards every 3 inches and renailing all the inner boards every 6 inches to bring current roofing codes and compliance.

After that the drip edge and roof flashing are installed and the crews can start on the starter shingles. Starter shingles go at the bottom of your home’s roof and then work their way up to the ridge vent. All of your home’s boots and vents like vents for your kitchen exhaust and dryer vents are replaced with the types of boots you choose when building your roofing quote.

All of your asphalt roofing shingles are installed and the crew will clean up any tarps with old roofing shingles and place everything in the dumpster and run a magnetic strip over your entire yard to pick up any missed roofing nails and debris that may have come down from your roof replacement.

They were great. Renee took great care of keeping me informed. The crew arrived at approximately 7:30am and did a complete tear off, repaired any rotted wood and installed hurricane straps. They were finished by approximately 5:30. Complete with cleanup. Renee came out the following day to inspect the job and clean up anything that the crew missed. It was just an awesome experience. I would highly recommend them.
